How do I receive my Commission?
1-2 days before closing you will submit the file to the Office. Once your documents are reviewed you will receive a CDA to send to the title company and be paid directly. For rentals you can get paid via Same Day ACH once we have cleared funds. We don’t hold your money or make excuses to delay.
What type of brokerage brand are you?
We are a boutique luxury brokerage that prioritizes agents and embraces technology. Although some of our comp plans do provide agents 100% commission that is not our focus and we do not blast this to the consumer public. Our brand and reputation are integral, allowing you to leverage these qualities with your luxury clients. Unlike larger regional flat-fee and local discount brokers, our name holds value and provides options that are more affordable than traditional or big box franchises.
How do I process my transactions?
Our sales transaction process emphasizes speed and efficiency, avoiding complex or rigid procedures. We utilize Dotloop, the preferred transaction management software in over 9,000 brokerages nationwide. Our compliance policy is designed for simplicity and precision. When you open a new file we pre-populate relevant documents and you simply create contracts or upload new documents periodically for broker approval. Our templates and process will gently guide you to a successful closing thru routine actions.
What support is offered for agent tasks and transaction management?
Agents are expected to upload all transaction files and manage their own transactions. Our admin staff will assist and review transaction files prior to the broker signing paperwork or disbursing any commissions. Checklists and procedures are clearly noted on our support area. If needed we can provide further transaction coordination or support at an additional cost.
Are there minimum sales volumes?
You can sell as little or as many homes as needed, however we expect a high level of competency, professionalism and client service provided. We will help you get trained if needed to meet the bar.
How do I get E&O?
Your E&O insurance is covered by Alux for first 12 months, then $25 per each sale.
Is office space provided?
Not at this time. We operate as a Virtual Cloud Brokerage however we do have a client meeting space available for agent use at our main office address, subject to availability by appointment only.
Does Alux Provide Leads?
Not yet, firstly we are here to help you generate your own leads, market yourself, and set yourself up for success. However, later this year we will be rolling out the exclusive “Icon Leads Program” to select company agents thru an extensive lead generating program that is currently under development.
What if I refer an Agent to Alux?
We will pay you a $250 referral fee at their first closing. Additional Revenue Share Program is coming soon. Please ask for details.
Do you provide training?
We have a very extensive training program that is available for agents and offer 1-on-1 support for newer agents.
Do you have legal documents (i.e. contracts) I can use?
Yes. We provide all Alux agents access to legal documents to use in their real estate transactions and templates included within Dotloop.
Do you use Dotloop, Forms Simplicity, DocuSign etc.?
We provide agents with Dotloop as our electronic signature and document repository software platform.
Agents may use their own electronic signature platform at their own expense should they wish.
What CRM do you use?
We provide agents with discounted access to Follow Up Boss CRM however this is not required, nor will you be pressured to use this or any other system.
Are there any hidden fees?
Unlike some brokerages in constant legal battles we do not fire you in order to steal your hard earned commissions. We don’t nickel and dime you with countless Late Doc Fees or other “Fake Fees” as a source of additional income. We also don’t hide hefty required client Processing Fees (which you end paying if your client doesn’t) in your contract. All our fees are disclosed upfront and in the footer of each page of this website and not on page 21 of the Policy Manual that you get only after signing up.
Where is the broker located?
We work, live and operate our business here in Miami, Florida so call or come by anytime, no passport required.
Why should I pick you as my broker?

Does Alux have an Escrow Account?
Yes, Clients can easily deposit funds to our Escrow Account online and get an Escrow Letter in minutes.
How long will the transition to Alux take?
We will transfer your license within 4 business hours of you signing.
Can I edit, add, and input my own MLS listings?
Yes! We give you full access to activate your own listings in the MLS. However, you must adhere to the MLS code of ethics and conduct. All listings must be put in correctly, accurately and kept up to date. We check daily activity to ensure it is correct and in accordance with the law.
What is the Commission Split?
There are several plans you can select so either you will be on the 100% from day one; No cap plan or the 90/10 Commission Split that is capped at $5,000. Your Cap resets every 3rd year on your anniversary. NOTE: Other plans may apply for newer agents, please contact us for details.
What if I reach my Cap?
Congrats! You reached your cap. You will now keep 100% of your hard earned commission, and only pay a small Transaction Fee. Commission Caps reset every 3 years on your anniversary of joining. NOTE: If you are on a 100% or split plan then there is no Cap.
How do I best reach the Broker?
The Broker is readily available to support your learning and growth needs, if urgent we are accessible 24/7 or during normal business times for routine matters. Communication is key in real estate and we provide dedicated Broker access to all agents via phone, text or email. Additionally, our Real Estate support group and admin team provide help and tutorials to address common queries, enhancing your experience.
What is your cancellation policy and can I keep my listings?
You can cancel our agreement at any time and for any reason. We hope you’ll stay and enjoy the 100% commission and our technology! However, we do not make it difficult for you to leave, nor do we try to steal your pending sales like some fraudulent Brokers have been known to do.
We believe that a happy agent is a productive agent. Furthermore, you can take listings that are not already under contract with you!
